The location's biggest drawback for a business is that it is not handicap accessible. I think that the best use maybe the first use - as a residence, but sub-divided. If that's what happens, there are the hurtles of parking, undated electrical, plumbing, heat, and other code requirements. So many hurtles that it may require a pole vaulter (with deep pockets).
