Former Pathmark Store Likely to Remain a Supermarket

But it may take some time for a new tenant to move into the anchor store in Lower Saucon Township's Saucon Valley Square shopping center.

 

The Pathmark supermarket in the Saucon Valley Square shopping center on Route 378 may be gone, but it's likely that the space it occupied will next be occupied by another supermarket.

When exactly that might be is still up in the air, according to Gregory Jones of Equity Retail Brokers, who handles leasing agreements for the Lower Saucon Township shopping center that is also home to small businesses such as Subway, Casa Mia Pizzeria & Italian Restaurant and Saucon Square Cleaners.

“We're working on some things,” Jones said in a telephone interview Monday. “A grocery store is the path of least resistance. It would be very expensive to retool that space.”

Which grocery chain might occupy the former Pathmark location is still unknown, he said.

The lease for the nearly 48,000 square foot space was just released to the brokerage, he added.

Based on the size of the retail space and the complexity of the deal that would accompany it, it is likely going to be a few months before a new tenant could be announced.

As for the former Blockbuster Video store a few doors down from the empty Pathmark, there's no word about who or what may occupy it next, but Jones said it will probably not remain empty for long.

“We've got some offers to split that space,” he said of the 5,140 square foot store.

Two other locations in the shopping center near the Regal Cinemas Saucon Valley Square 10 cineplex been unoccupied for some time, and although Jones said there have been some “local nibbles, there hasn't been intense interest” from any prospective tenants.

“Right now, our concern is that we don't have a grocery store,” he said. “Until that's filled, it's going to be hard to fill the smaller stores.”

The Pathmark store, which was a Superfresh supermarket until two years ago, closed last month as part of business restructuring by its bankrupt owner, A&P.

The Blockbuster video rental store closed at around the same time.

Trader Joes has a "request" section on their website. I requested a store back before Pathmark closed! But I would never shop at a whole foods store and neither would anyone I know. check out their website - they support a Hamas run university. Well, that's a complaint I haven't heard about Whole Foods before... I was expecting a link about the anti-trust investigation, or the SEC investigation, or the California lawsuit about carcinogens in their products. Regardless, I think a Whole Foods or a Trader Joes would be a successful replacement for the Pathmark, I suspect it would draw customers away from the various Wegmans stores in the area as well.

My vote would also be for a whole foods store....hopefully one with the lowest prices. And if not, I'm for Valley Farm Market moving to that location too. As for the other vacancies, I'd like to see a Little Csaesar's Pizza shop in there.

I was hoping for a Planet Fitness or some other gym/fitness center. Why doesn't Saucon Valley, especially Hellertown and Lower Saucon area, have a decent gym?

I would love to see a WHOLE FOODS or TRADER JOE'S in that space. And Carla, you need a serious reality check on your information sources. Given my love for Trader Joe's and admiration for their ethical business practices, I felt compelled to do some research on your negative comment on TJ. My reference source is a website sponsored by the nonprofit group Fairness and Accuracy in Reporting, whose work I trust. They describe this Debbie Schlussel as an Islamophobic right-wing commentator and blogger who frequently spouts erroneous information on the subject of Arab-Americans and threats to America. As in all things, people, you have to consider the source.
